The Edwardian end-terrace property is located in the heart of Hurstpierpoint, within the district of Hassocks, West Sussex. The house occupies a prominent position along the High Street, with private garden space extending to the rear. Its location within the village reinforces a strong connection with the local streetscape and the historic character of the area.

Constructed using traditional materials, the property retains many original features, including period detailing, timber-framed elements, and classic window arrangements, reflecting its long-standing presence within the High Street context. The façade and internal layout speak to its heritage while providing continuity within the surrounding village architecture.

Previously in use as commercial office space, the building also houses two retail units at ground-floor level, which continue to operate. We are commissioned to remodel and extend the upper floors to create a spacious three-bedroom residential unit, incorporating terraces and sensitively designed entry works, while ensuring the commercial function remains undisturbed. The project seeks to balance modern living requirements with the property’s historic character.

The scheme transforms the upper floors into a contemporary residential dwelling while retaining and enhancing the existing retail units. A single-storey and a two-storey rear extension increase floor area, creating a substantial three-bedroom home with open, flowing spaces.

On the first floor, a new open-plan kitchen and dining area spans the depth of the property, providing direct access to a newly created south-facing terrace. A master en-suite on the second floor introduces a continuous, flexible living environment. The removal of a non-original ceiling exposes the original timber structure, enhancing spatial volume and daylight penetration.

Materials are carefully considered to respect and complement the original building fabric. Washed timber, brick, and timber panelling reference the property’s historic character, either preserved or thoughtfully replaced as required, creating a cohesive dialogue between old and new. The design achieves a sensitive, enduring transformation that celebrates the heritage of 126 High Street while meeting contemporary residential standards.
